CHAIRMAN, COIMA Srl
Manfredi Catella graduated in Economics from Cattolica university in Milan and holds a Regional Planning and Real Estate master from the Polytechnic university of Turin. Catella is COIMA RES founding shareholder and CEO and COIMA SGR shareholder and CEO. He is chairman of the COIMA Srl real estate company, founded in 1974, and controlled by the Catella family.
Catella was responsible for the Italian business of the US group Hines and worked for JP Morgan in Milan, Caisse Centrale des Banques Populaires in Paris, Heitman in Chicago and HSBC in Paris. He is currently President of the Fondazione Riccardo Catella and is a member of the Bocconi University and Assolombarda Advisory Board. He is a chartered financial analyst, a member of the Italian Journalist Association (freelance) and the author of many articles and texts on real estate and regional requalification.
HEAD OF INVESTMENT MANAGEMENT
Gabriele Bonfiglioli graduated in business administration at the university of Rome, and studied real estate finance at the university of Amsterdam, UVA. Bonfiglioli is currently a strategic manager at COIMA RES and (since 2015) has been responsible for its Investment Management. He is COIMA SGR’s Managing Director of Investment Management.
Bonfiglioli worked in the Beni Stabili Group SGR, and was actively involved during the raising phase of the first mixed contribution and blind pool capital Italian fund for international investors. Bonfiglioli was a member of the Hines group of Investment and Performance Global Committee until 2014.
With more than 12 years of experience in the real estate sector, Bonfiglioli has followed transactions worth more than three billion Euros. During his career, he has negotiated rental contracts for over 100,000 square metres and loans for more than one billion Euros.
HEAD OF ASSET MANAGEMENT
Matteo Ravà graduated in Economics and Social Sciences from Bocconi university, with a master's degree in Corporate Finance from Bocconi university management school. Ravà is a strategic manager, responsible for COIMA RES Asset Management (since 2015). He is COIMA SGR Managing Director of Asset Management.
Ravà has more than five years of corporate finance sector experience with leading consulting companies, including Reconta Ernst & Young and Deloitte & Touche. He has performed assessment and advisory activities in extraordinary merger and acquisition transactions and during IPOs. With more than 15 years in the Real Estate sector, Matteo Ravà has managed more than five billion Euros worth of funds and assets, negotiated rental contracts for over 200,000 square metres of commercial spaces and loans worth more than three billion Euros.

Luca Mangia graduated in Building Engineering from Politecnico of Milan and is COIMA SGR Fund & Asset Management Director. This is a company for which he has worked for 13 years. He previously gained eight years of experience at Jacobs Italy, a leading international engineering company.
Luca Mangia has been managing funds and assets worth more than two billion Euros in the real estate sector for over 20 years. He has negotiated leases for over 100,000 square metres of space for tertiary, commercial and residential use and loans for more than a billion Euros.
MARKETING, CSR & INVESTOR RELATIONS MANAGING DIRECTOR
Born in Columbus, Georgia, Kelly Russell Catella is Head of Sustainability & Communication of COIMA SGR, and Chairman of the Sustainable Innovation Committee. Prior to her current role, she held the position of Communication, CSR and Marketing Director at Hines Italia SGR and gained experience managing all aspects of communication and public relations of the major Porta Nuova urban regeneration project in the center of Milan.
Kelly Russell Catella is also General Manager of the Riccardo Catella Foundation, founded in 2005 to promote best practices in the sustainable development of the urban territory, in particular as regards the qualitative improvement of public spaces. Thanks to the first public-private collaboration in Italy with the Municipality of Milan, since 2019 the Foundation has been managing BAM (Biblioteca degli Alberi Milano), the third urban public park in the city, dealing with maintenance, safety and the cultural program offered free of charge to the citizenship. Before the positions held in COIMA, she was regional coordinator for the Urban Land Institute in Italy.
CHIEF INFORMATION & DIGITAL TRANSFORMATION OFFICER
Vincenzo Tortis is COIMA SGR’s Chief Information and Digital Transformation Officer and is a permanent member of its Senior Leadership Committee.
After graduating in Information Science from the university of Milan in 1991, he began his career at JP Morgan in Milan until 1997, participating in its international management programme. Tortis was Citigroup’s Senior Chief Operating Officer and Operations & Technology Country Head and South Europe deputy until June 2012.
From 2012 to 2017 he was Chief Operating Officer of the Mediobanca Group and Chief Executive Officer of the Mediobanca Innovation Service Centre, a Compass Spa Board of Directors member and Spafid Connect Chairman. Tortis led a process innovation and transformation strategy for Mediobanca Spa and the Mediobanca Group Operations and Technology.
Matteo Bertolini leads the COIMA SGR Advisory division. Bertolini graduated with honours in Institutional and Financial Markets Economics from the Bocconi university of Milan. Since the turn of the century, while acting as an independent advisor to leading investment banks, he followed some of the crucial Italian real estate transactions worth more than four billion Euros.
Bertolini started his career as a strategic consultant in Accenture, working for more than seven years for Lazard Real Estate (2000-2007) and four years in the Investment Banking Division of Credit Suisse (2007-2011) in London and Milan. He later became a co-founder of an investment boutique specialising in real estate transactions.
REGULATORY & CORPORATE AFFAIRS SENIOR MANAGER
Paolo Sacchi is COIMA SGR organisation manager. Previously, he was head of the Regulatory & Corporate Affairs division and supervised the Corporate Secretary, Legal and Evaluation Team. He managed the establishment of COIMA SGR, the implementation of different business activities and functions and Supervisory Authority relations. As Financial Controller Sacchi followed the establishment of the Porta Nuova real estate development project, taking care of the administrative and financial organisation of the individual investment vehicles, investors reports and relations with lending banks, legal and tax advisors.
After graduating in Business Administration from the university of Genova, Sacchi started his professional career as an auditor, first in Orga & Thompson and afterwards in Deloitte and Wasteels group.
HUMAN RESOURCES SENIOR MANAGER
Loredana Crea holds the position of Human Resources & Organisation Manager of COIMA SGR. Before the acquisition and restructuring of the investment and fund management company, Crea held the same role along with that of Controller and Internal Audit at Hines Italy SGR, for about 15 years.
Before joining Hines, she gained 13 years of experience in IT Finance.
Miriam Michelutti graduated with honours in Economics and Business from the university of Udine and holds a PhD in Economics from the Tor Vergata university of Rome. Michelutti is COIMA SGR Finance & Accounting Director and coordinates the accounting, administrative and financial processes of COIMA SGR-managed Funds. During her career, she was Accounting Manager at Hines Italy and gained three years' auditing experience at Ernst & Young.
Miriam Michelutti was a professor of Macroeconomics and research assistant in Industrial Economics at the university of Udine.
RISK MANAGEMENT DIRECTOR
Graduated in Economics of Institutions and Financial Markets at Bocconi University, Luca Coppola is currently COIMA SGR’s Risk Management Director. Since 2011 he has been responsible for the risk management, valuation, compliance and AML functions at Dea Capital Alternative Funds SGR, a company active in the management of private equity and distress credit funds.
Previously, he gained over 10 years of experience in asset management, working as a risk manager at Nextam Partners SGR, active in the management of open funds and hedge funds, and as a performance and risk analyst at Euromobiliare AM SGR, an asset management company of the Credem Group.
RESEARCH AND EVALUATION DIRECTOR
Graduated in Economics from the University of Palermo, specializing in Real Estate Finance, since 2012 a member of RICS - Royal Institution of Chartered Surveyors, Antonio Del Buono is currently Research and Evaluation Director of COIMA SGR.
After some initial academic assignments, he embarked on his professional career in the investment management sector in the institutional real estate market, in which he gained 15 years of experience. Over the past 10 years he has worked in leading Italian asset management companies where he has progressively consolidated his skills and specializations, mainly in the field of evaluation and market research.
LEGAL AFFAIRS DIRECTOR
Graduated in Law from LUISS Guido Carli University of Rome, with a Master in Corporate Law from Bocconi University of Milan, admitted to the Milan Bar Association, she is currently Legal Affairs Director at COIMA SGR.
Alessandra Alfei gained an experience of more than ten years in Real Estate, especially in the sector of Real Estate finance, working at Chiomenti, one of the most prominent law firms in Italy, where she advised investment funds and other investors in the context of domestic and cross-border financing transactions.
Previously, Alessandra Alfei gained academic experience as assistant in Financial Institutions Course at Cattolica University in Milan, and professional experience in a legal boutique, specializing in real estate transactions.
Born in Pesaro in 1966, he graduated in Economics and Commerce at the University of Bologna. From 1992 to 2004, he worked in the large-scale retail sector, Conad and Coop, covering growing roles and positions in corporate finance management until he reached the role of CFO in 1998. In 2005, he followed the listing on the Milan Stock Exchange of the real estate company IGD Spa, of which he became CEO — managing real estate investments for around 1.6 billion euros.
Subsequently, he specialized in real estate development operations, both retail and offices, also holding the position of Managing Director of Aedes Spa, a listed real estate company, in the period 2011-2012. From 2012 to 2015, he collaborated with the Praga Holding group on the development of important retail real estate projects. From January 2015 to March 2020 he has been responsible for the real estate management of Aeroporti di Roma Spa.
CHIEF FINANCIAL & OPERATING OFFICER
Paola Visani is COIMA Srl’s Chief Financial and Operating Officer. She joined the company in 2005 to manage and coordinate the Finance, Administration and Operations area. She is a member of the Board of Directors of COIMA SRL and COIMA Image.
After a course of economic-financial studies completed at the university of Bologna, Paola Visani has held the Finance Manager role in an Italian company within the Solvay Group, overseeing the treasury and accounting team. Before joining COIMA, she gained a decade’s experience as Head of Finance & Administration at an international publisher belonging to the Vivendi-Universal group. Paola Visani coordinated the company's acquisition and reorganisation processes.
PROCUREMENT & CONCEPTUAL CONSTRUCTION MANAGEMENT DIRECTOR
Claudio Saibene is COIMA’s Procurement & Conceptual Construction Management Director. In his role, Saibene deals with Procurement, for the "Development" and "Property" divisions, by optimising, managing and controlling company procedures and standards. He supervises sustainability initiatives for development projects, using his 30 years of sector expertise, to coordinate research and innovation projects on construction technologies, materials, I.o.T., NZEB.
After graduating in Civil Engineering from Politecnico of Milan, Saibene worked in the field of Construction Management with Italian and International construction companies, including Saudi Arabia where he gained experience managing hospital, residential and commercial development initiatives and infrastructural projects. Before joining COIMA, Saibene worked for more than a decade as Head of Construction Management for Hines Italy as part of the Porta Nuova project, ensuring delivery of one of the largest and most complex European-level urban regeneration projects and guaranteeing delivery of a two billion Euro project on time and within budget.
DEVELOPMENT MANAGEMENT DIRECTOR
Franco Gerbino is COIMA’s Development Management Director, and supervises the development and redevelopment of real estate portfolios. Gerbino joined COIMA in 2007 and initially handled project management activities before moving to development and value-added initiatives, including the Porta Nuova, Isozaki Tower, Feltrinelli Porta Volta, Lido di Venezia and Palazzo Aporti projects.
Before joining COIMA, he graduated in Civil Engineering from Politecnico of Milan and worked for Italian Development Management and Project & Construction Management companies. Gerbino followed the most important real estate developments in the Milan area for national and international investors. He gained many years of international experience in Ireland and Switzerland, working with leading companies in the Construction and General Contracting sectors.
CHIEF FINANCIAL OFFICER
Fulvio Di Gilio graduated in Economics from the "Federico II" university of Naples and has been COIMA RES CFO since 2015.
He began his career at PriceWaterhouseCoopers, later becoming Senior Manager in Deloitte & Touche's GFSI group. Di Gilio held a similar role in Hines Italy SGR (which became COIMA SGR) for five years, gaining significant experience in the real estate sector.
During his career, he has carried out consultancy in due diligence, and extraordinary operations such as mergers, acquisitions, securitisation and IPO processes. Di Gilio oversaw, special projects for the transition of the financial statements of listed and finance companies to international accounting standards, and has negotiated finance contracts valued at more than two billion Euros.
